Heating, hot water, air conditioning, a shower room and a car park extraction system were all among the features of this major project. And with tenants occupying the building throughout, careful planning was needed to minimise disruption and keep systems running.

The 361 Degrees team replaced dated and inefficient units with a Mitsubishi Electric VRF heat recovery solution, reducing waste and overall running costs. Existing fresh air ventilation ductwork was preserved, cutting the cost of the installation.

The age of the building’s pipework presented a challenge for the engineers, as did the range of mechanical services required and the need to keep heating and hot water running for tenants on three of the eight storeys over several months.

The result was a building with much greater energy efficiency, and extra office space created by a clever redesign of the plant room.
